MAJESTIC REALTY

Rock Solid Through All We Do

Since our founding in 1948 by Edward P. Roski Sr., Majestic Realty has operated around the belief in investing in each and every community we operate within, and on every project we take on. We are one of the largest, privately -held owners and developers of master-planned business parks in the United States. To us this is a reflection of our team, our history, and the reputation we’ve consistently earned over the past 70+ years.

We are known in this space for our experience, skill, dedication, reliability, transparency, and collaborative approach, and Majestic’s team of professionals averages over 25 years of industry experience. We are proven leaders, and are valued for our proactive, entrepreneurial style of doing business.

Today, Majestic owns an 87 Million Square-Foot portfolio, including industrial, retail, office, and multi-family, as well as sports, entertainment, and hospitality projects. We pride ourselves on delivering the best work in the industry, and never settling for the status quo. We also enjoy high tenant retention rates with relationships that often span multiple projects and locations, which is a huge indicator of success for us.

At Majestic, we share a common vision of being a rock-solid partner, in taking a long-term view of our work and success, and in keeping our relationships at the center of all that we do and build.

We have built our charitable giving program around the concept of active philanthropy – we no longer just write a check, instead we have formalized our approach primarily using our Majestic Realty Foundation and our Land of the Free Foundation. Together we use the skills that have generated much success in our family of companies and combine those with our financial contributions, – we target high- impact giving, we take board and volunteer leadership roles in local non profit organizations across our markets, and we actively partner and create strategic alliances to make a difference.

As true portfolio developers that retain virtually every project undertaken, we provide consistency for tenants, joint venture partners, and the community. – Majestic’s “fully-integrated services” approach serves as the foundation of our success.

Our company is organized in a way that gives us the ability to maximize the benefits to our brand, our partners, and the end customers through a full-service approach that is benefited by common goals and vision.

Above all else, we are accountable to our partners and our communities. It is because of both of these values that we are known for the utmost reliability, that we do what we say we will, and that we stand behind everything we do and build.

We’re viewed as industry leaders because of our expertise, hard work, and consistent, reliable delivery.

We’ve been in this business since 1948, and have earned the reputation of excellence throughout the projects we take on and the relationships we’ve built. Across the US, we have a wealth of experience, and we bring that broad experience and knowledge to everything we take on.

The financial capacity and commitment to remaining privately held allows us to build a talented entrepreneurial team focused on long-term visionary developments, being reliable, responsive, and an ideal partner.

We recognize that to operate in this market means to bring resources to the table, and we run our business with the intent of leveraging our knowledge and resources for successful projects throughout each layer of what we do.

Beyond the straightforward benefit of working with a single entity across the various stages throughout our projects, we are also built in a way that allows us to provide excellent service by quickly and effectively streamlining the process at hand and to leverage our overall body of knowledge at each step of the process. Since we have control over the entire process, that makes our development more reliable, efficient, and flexible.

As we retain ownership, we take a long-term view of our work that requires us to take a more comprehensive due diligence and engage effectively with our communities.

COMPANY HISTORY

Letter From The Chairman

For over 70 years Majestic Realty Co. has been successfully developing and owning strategically planned business and industrial centers. My father started this company in 1948 with little more than a dream and a good head for businesses. But he was a very hard worker, and he always kept his promises. Today we own more than 87 million square feet of development in a diversified real estate portfolio. And importantly, my father’s integrity and work ethic are at the core of Majestic Realty today. Trust is the foundation on which our company was built, and I believe that is represented in our long-standing business and community partnerships today.

Like my father, I have always believed in the importance of investing in, and being active members of, every community in which Majestic is located. This core philosophy remains an integral value, impacting how we do business. Our business model of maintaining ownership of all our properties creates a vested interest for us that each one is a long term success and it also requires that we help build sustainable communities. Likewise we build long term relationships with our tenants and financial partners, helping our tenants address their real estate needs as their businesses expand across the nation.

Beyond building environmentally friendly projects which create jobs close to our population centers and generating revenue for their cities, our Majestic Realty Foundation works closely with local organizations to help improve the quality of life for the at risk and underserved.

Yet I truly believe that Majestic’s greatest assets are the commitment and passion of our team. Regardless of the specific talents, we work together as a team of dedicated professionals, sharing a vision – not just to make a deal, but to make a difference.

We believe that the actions we take every day help shape a future that we will all be proud.
Sincerely,

Our Partners

ENVIRONMENTAL, SOCIAL, & GOVERNANCE

Sustainable Development

Focused on building the best commercial real estate properties and parks in the United States, Majestic Realty is equally committed to implementing and growing sustainable and environmentally responsible building and designs. A member of the U.S. Green Building Council, Majestic has been recognized by the U.S. Environmental Protection Agency with an Environmental Justice Achievement Award.

In addition, we are immersed in industry and public policy at various levels of local, state and federal government, including the appointment of a Majestic executive to the U.S. Department of Transportation’s National Freight Advisory Committee which advises the Secretary of Transportation regarding America’s strategic freight plan.

“There are countless challenges to our freight and transportation industry,” said Majestic President and Chairman of the Board, Edward P. Roski, Jr. “We’re incredibly honored and proud to have a seat at the table as we all work toward finding the best long-term solutions to these critical components of our economy.”

Community Engagement

Equally important to the development of our quality projects and communities, is our ability to establish and maintain active engagement in these local markets. That means taking an active role in working with our strategic partners and local organizations to provide both financial contributions and active participation by members of our Majestic family. Over the past several decades, Majestic’s leadership team and our entire staff have continuously committed both their time and resources to countless local charitable and civic organizations.

Our philanthropic and community outreach efforts ultimately led to the formation of two unique foundations – Majestic Realty Foundation and the Land of the Free Foundation – that have raised and distributed tens of millions of dollars to a diverse range of people and organizations.

Launched in 2002, the Majestic Realty Foundation is active in markets where our company develops and owns real estate and participates with local not-for-profits focused on making a difference in a wide range of local issues and needs. Together, we are working to enhance the quality of life in these communities and dedicating the industry expertise and resources needed to help build and strengthen local economies with a commitment to equity and inclusion in all we do.

Land of the Free Foundation

After many years of individual giving and fundraising, Edward P. Roski, Jr., a recipient of a Bronze Star and two Purple Hearts, and his Majestic Realty Co. and military service colleagues, Kent Valley and John Semcken, founded and launched the Land of the Free Foundation in 2007.

Distributing more than $1 million annually, the Foundation has touched the lives of thousands of veterans and their family members. For more information visit: LOTF Foundation.

What’s Next:

While incredibly proud of the work we’ve done, the leadership we’ve shared and the results we’ve achieved with our diverse team of professionals, as well as our tenants, business and community partners, we also recognize that there is clearly more work to be done across all of these important issues and we look forward to being a part of that effort in the years and decades to come.
