Since our founding in 1948 by Edward P. Roski Sr., Majestic Realty has operated around the belief in investing in each and every community we operate within, and on every project we take on. We are one of the largest, privately -held owners and developers of master-planned business parks in the United States. Today, Majestic owns a 90 Million Square-Foot portfolio, including industrial, retail, office, and multi-family, as well as sports, entertainment, and hospitality projects. We also enjoy high tenant retention rates with relationships that often span multiple projects and locations, which is a huge indicator of success for us.

Letter From The Chairman

For 75 years Majestic Realty Co. has been successfully developing and owning strategically planned business and industrial centers. My father started this company in 1948 with little more than a dream and a good head for businesses. But he was a very hard worker, and he always kept his promises. Today we own more than 90 million square feet of development in a diversified real estate portfolio. And importantly, my father’s integrity and work ethic are at the core of Majestic Realty today. Trust is the foundation on which our company was built, and I believe that is represented in our long-standing business and community partnerships today.

Like my father, I have always believed in the importance of investing in, and being active members of, every community in which Majestic is located. This core philosophy remains an integral value, impacting how we do business. Our business model of maintaining ownership of all our properties creates a vested interest for us that each one is a long term success and it also requires that we help build sustainable communities. Likewise we build long term relationships with our tenants and financial partners, helping our tenants address their real estate needs as their businesses expand across the nation.

Beyond building environmentally friendly projects which create jobs close to our population centers and generating revenue for their cities, our Majestic Realty Foundation works closely with local organizations to help improve the quality of life for the at risk and underserved.

  • 1948 – Majestic Realty Founded

    Majestic Realty Co. is founded by Edward P. Roski, Sr.

  • 1948-1958 – Growing Business

    Throughout its first decade in business, Majestic operated principally as a brokerage company.

  • 1958-1968 – Commerce Construction Founded

    The Company purchased land from the Union Pacific railroad and began constructing build-to-suits in Vernon and the City of Commerce, Calif.

    In 1966 Current Chairman, Edward P. Roski, Jr. returned from Vietnam after 4 years of service with the United States Marine Corps where he was decorated for bravery with two Purple Hearts.

    In September 1968, Majestic formed its own construction company, Commerce Construction Co., Inc. Almost overnight, it became one of the leading construction general contractors in Southern Calif.

    In 1968, Majestic celebrates its 20th Anniversary. The company has 1.3-million square feet of property in its portfolio.

  • 1968-1978 – First Joint Venture

    Large parcels of land were purchased and developed in Santa Fe Springs, La Mirada, Norwalk, and the City of Industry, Calif.

    In 1970, Majestic became one of the first in the industry to develop a master-planned park, Bonelli Street park, which consists of 7 buildings totaling over 700,000 square feet.

    In 1970, Majestic developed its first office building. The 12,040 SF building is located at 6135 E Washington Boulevard in the City of Commerce, CA.

    Throughout the 70s, Majestic continued to develop industrial parks throughout the City of Industry, Norwalk, and La Mirada, with the help of its first joint venture partner, Principal Financial Group. From 1971 to 1979, Majestic developed more than 3.6-million-square-feet of industrial space through joint venture partnerships with Principal.

    In 1978, Majestic celebrates its 30th Anniversary. The company has 7.5-million square feet of property in its portfolio.

  • 1980’s – Became a Vertically Integrated real estate company

    Majestic became a full-service real estate development company offering brokerage, architectural, engineering, construction and financing.

    By the end of 1980, Majestic was recognized as a leader in the newest trend of mixed-use industrial parks, giving businesses the opportunity to combine their corporate offices and industrial facilities under one roof.

  • 1988 – Developed first 1M + SF Building

    Majestic completed its first building larger than 1 million square feet. The 1.3-million-square-foot General Electric Company warehouse, in the City of Industry, Calif.

    The project marked another industry milestone in consolidation as large companies moved from small regional distribution warehouses to fewer, geographically targeted and larger distribution warehouses. The project also illustrated the growing popularity and efficiencies for distribution chains practicing just-in-time manufacturing.

    Majestic celebrates its 40th Anniversary. The company has 15-million square feet of property in its portfolio.

  • 1990’s – Expanded into Retail & Entertainment

    Majestic expanded into the retail and entertainment industry and increased development of industrial parks through its purchase and development of land in the Atlanta, Denver, Las Vegas, Salt Lake City, Phoenix, and Dallas markets. In addition, Majestic opened several regional offices to support its development projects and growing footprint across the United States.

  • 1992 – Majestic Retail Founded

    Majestic founded its retail division.

  • 1993 – Office opened in Las Vegas, NV.

    Las Vegas, Nevada Office opened.

  • 1994 – First retail center developed

    Majestic developed its first retail center. The 39,600 SF Center known as Monterey Park Village is located in Monterey Park, Calif., just 5 miles east of downtown LA.

  • 1996 – Office opened in Aurora, CO

    Aurora/Denver, Colorado office opened.

  • 1998 – Office opened in Atlanta, GA

    Atlanta, Georgia office opened.

    Majestic celebrates its 50th Anniversary. The company has 36-million square feet of property in its portfolio.

  • 1999 – Office opened in Dallas, TX

    Dallas, Texas office opens.

  • 2002 – Majestic Realty Foundation formed

    Our Company’s longstanding tradition of corporate giving was formalized with the launch of the Majestic Realty Foundation – now the cornerstone of our community investment program. As builders first, we know the value of creating communities of promise, where families and businesses know that their futures are secure and bright. To this end, we have devoted time and resources to build collaborations and provide professional training to help local nonprofits increase their capacities.

  • 2008 – Office opened in Bethlehem, PA

    Majestic celebrates its 60th Anniversary. The company has 69-million square feet of property in its portfolio. Majestic opened an office and continued its growth with the acquisition of land at the former Bethlehem Steel Co. site in Bethlehem, Penn.

  • 2015 – Office opened in Fort Worth, TX

    Fort Worth, Texas office opened in conjunction with a new Joint Venture between Majestic Realty Co and Hickman Companies.

  • 2017 – Offices opened in Laredo, TX & Portland, OR

    Laredo, Texas and Portland, Oregon offices opened.

  • Today – Building for the Future, Today!

    After more than seven decades, Majestic Realty Co. remains the country’s largest privately held industrial developer. With 90 million square feet of property in it’s portfolio, Majestic continues to grow their list of long-term tenant relationships with Fortune 500 companies throughout the United States and continues to seek new development opportunities in all markets across the country.

Sustainable Development

Focused on building the best commercial real estate properties and parks in the United States, Majestic Realty is equally committed to implementing and growing sustainable and environmentally responsible building and designs. A member of the U.S. Green Building Council, Majestic has been recognized by the U.S. Environmental Protection Agency with an Environmental Justice Achievement Award.

In addition, we are immersed in industry and public policy at various levels of local, state and federal government, including the appointment of a Majestic executive to the U.S. Department of Transportation’s National Freight Advisory Committee which advises the Secretary of Transportation regarding America’s strategic freight plan.

Community Engagement

That means taking an active role in working with our strategic partners and local organizations to provide both financial contributions and active participation by members of our Majestic family. Over the past several decades, Majestic’s leadership team and our entire staff have continuously committed both their time and resources to countless local charitable and civic organizations.

Our philanthropic and community outreach efforts ultimately led to the formation of two unique foundations – Majestic Realty Foundation and the Land of the Free Foundation – that have raised and distributed tens of millions of dollars to a diverse range of people and organizations.

Launched in 2002, the Majestic Realty Foundation is active in markets where our company develops and owns real estate and participates with local not-for-profits focused on making a difference in a wide range of local issues and needs. Together, we are working to enhance the quality of life in these communities and dedicating the industry expertise and resources needed to help build and strengthen local economies with a commitment to equity and inclusion in all we do.

Land of the Free Foundation

After many years of individual giving and fundraising, Edward P. Roski, Jr., a recipient of a Bronze Star and two Purple Hearts, and his Majestic Realty Co. and military service colleagues, Kent Valley and John Semcken, founded and launched the Land of the Free Foundation in 2007.
