Majestic Realty goes full throttle on Fort Worth

Developer underway on delivery of 2.3 million square feet of new and expanding parks, including 520-acre Majestic Silver Creek Business Park with first, modern-bulk building in west Fort Worth

FORT WORTH, TEXAS – Majestic Realty hasn’t just planted a flag in west Fort Worth, the nation’s largest, privately-held development company’s newest project, Majestic Silver Creek Business Park, is single-handedly cutting the ribbon on what will likely be defined as the region’s newest submarket.

Combined with its current growth and speculative construction at Majestic Fort Worth South Business Park, the company is poised to deliver 2.3 million square feet of Class-A manufacturing, warehouse and distribution product spread across four buildings to the Fort Worth west and south markets in the next 14 months. In addition, it will bring another 733,000 square-foot-building to full pad prep condition to present “quick to market” build-to-suit potential.

Construction is underway on the first and largest building in the 520-acre, Majestic Silver Creek Business Park located directly on the west side of Loop 820 at Silver Creek Road. It is one of the last sizeable land holdings on the Loop that offers immediate access to multiple major on/off ramps and sits adjacent to a NAFTA Superhighway. Majestic Silver Creek Business Park will encompass 6.5 million square feet at build out and is in a preeminent position as one of the few locations on an interloop with land magnitude.

Phase I includes speculative construction of a 1.1 million-square-foot building, one of the largest in the metroplex, scheduled to deliver in Q2 2023. In addition, the developer is underway with pad prep for an adjacent 732,284-square-foot building that will significantly cut the lead time for expansion options, timely speculative construction, and build-to-suit opportunities in a gated, contiguous layout.

The early response has been positive as Majestic is actively quoting deals on its first two speculative buildings as well as other positions in the park and looking a little further down the road at additional projects and options, according to Valley.

“We’ve established a phenomenal land position that is already allowing us to address the huge gap in big and small box availability and the lack of supply as we work with some of the biggest and best users in what has been an underserved, if not unserved, market,” said Valley.

With a range of potential state and local incentives, Majestic Silver Creek Business Park’s appeal to employers and employees alike is enhanced by its unparalleled, industrial park proximity to diverse food and service amenities including fast-casual restaurants, grocery, big-box retail, fuel and convenience stores, as well as, banking and healthcare services, all within a minute walk from the project.

Majestic focused its park design, look and feel to incorporate many of the historical Silver Creek elements that have defined the land over the decades, including an original water tank that will mark the park’s front entry.

Majestic Fort Worth South Phase 1 buildings 5 & 6.

Moving southeast from its new park, the developer is seeing strong pre-lease activity as it prepares to deliver the last two Phase I buildings in its 320-acre Majestic Fort Worth South in July and is kicking off the five-building Phase II with the start of construction on a 781,544-square-foot speculative building scheduled to deliver in the second quarter of 2023.

“Growing demand, coupled with the lack of availability for over-700,000-square-foot buildings in the market, prompted us to move forward on what will be the largest available under- construction building in this submarket.”

In addition, Majestic is mass grading 145 acres to ease timely expansion with adjacent buildings that can be brought to market quickly in a contiguous campus.
