Huge industrial park planned on Salt River Pima-Maricopa Indian Community land

A California developer has plans to build a massive industrial park on the Salt River Pima-Maricopa Indian Community.

Los Angeles-based Majestic Realty Co. announced July 7 that it has signed a 99-year ground lease for a nearly 1 million-square-foot project on the northeast corner of Pima Road and McDonald Drive off Loop 101. It’s between Talking Stick Resort and Scottsdale Community College.

Warehousing, distribution, light manufacturing, assembly and wholesale sales are among the uses for the 59-acre site that is anticipated to break ground in 2027.

The development will include up to eight buildings, with the smallest being 63,000 square feet and the largest building being just under 200,000 square feet, Majestic Realty Co. Vice President Tanner Tremaine told the Business Journal.

“The buildings are being designed with flexibility in mind to accommodate a wide range of local, regional, and national tenants and to support future job creation and business growth within the community and the broader region,” Tremaine said.

Those buildings will have a divisibility of approximately 20,000 square feet. The SRPMIC Council approved the lease, the rezoning from general commercial to light industrial and the 10 conditional use permits in a Jan. 7 meeting.

“This agreement reflects years of thoughtful planning, collaboration, and a shared commitment to the future of the Salt River Pima-Maricopa Indian Community,” SRPMIC President Martin Harvier said. “Throughout this process, it was important that the voices of our community and allotted landowners helped shape the vision for this project.”

Approved permits included granting tenant use for:

  • Food processing, bottling plants, candy processing and commercial baking
  • Printing and publishing
  • Food processing for wholesale or distribution for resale, baking, canning or packaging of food products excluding meat products
  • Laboratory material testing
  • Machine shop, metalworking and welding
  • Manufacturing, processing, refining computer parts, building materials (wood, steel, roofing, paints, gypsum, fiberglass, stone, plaster, concrete), medical products, plastic and other synthetics, leather tanning, rubber products, petroleum products, chemical products and pharmecutical uses
  • Bulk storage and/or distribution of nonhazardous material uses
  • Distribution center
  • Warehouse
  • Allow wholesaling nonvolatile nonhazardous supplies, equipment or materials for resale (food, building supplies, electrical parts, plumbing fixtures, heating and air conditioning equipment).

Because the development is still in the planning and predevelopment phase, no leases have been executed yet, Tremaine said. He added the industrial park is designed for “long-term leasehold interests,” rather than users acquiring the land.

Leasing brokers have not been selected for the development yet, Tremaine said, but Majestic Realty plans to work with a third-party broker and will “make that selection at a future date.”

Majestic Realty is also working to mitigate future traffic and noise from the development, which is next to a neighborhood.

“While the site plan remains preliminary, the current design internalizes the truck courts and orients truck activity away from North Pima Road and East McDonald Drive where possible,” Tremaine said. “The plan is also being designed to provide appropriate on-site circulation for passenger vehicles and logistics transportation, with the goal of promoting efficient movement throughout the project.”
