Majestic’s California Retail Team

Majestic Realty Co.’s retail division has just completed a banner year with key projects in California, Nevada and Oregon. John Hunter, vice president of Majestic who was recently appointed to lead their retail efforts, credits Majestic’s recent success to a very concerted team effort.

“This year we successfully completed the initial construction on a number of very difficult projects and signed more retail deals than ever,” Hunter said. “Our entrepreneurial approach and close teamwork with local officials and our development partners are a major reason for our retail victories.”

“Over the years, Majestic Realty has consistently had the reputation for not shying away from tough projects - we see open windows where others do not,” stated Dave Wheeler, president of Majestic. Our recent retail accomplishments represent great examples of our persistence and dedication to building quality projects that meet our long-term ownership objectives as well as the objectives of the surrounding neighborhoods and local agencies.

The following is our Majestic Retail Team - John Hunter, Tom Cozzolino, Phillip Brown, and John Semcken. Each individual has an extensive track record with years of experience and expertise. They complement one another in a unique manner; working as a “team” and rarely independent of one another. This is what separates our team from the rest.

John W. Hunter
John W. Hunter joined Majestic in July 1996. As a development partner, Mr. Hunter contributes 25 years and 3.1 million-sq. ft. of retail/industrial land acquisition and development to Majestic. Mr. Hunter previously served for six years as President and Managing Partner of Watt Commercial Development Co., one of Southern California’s premier shopping center development companies. He obtained a Bachelor of Science degree in Business and Real Estate from the University of Southern California in 1977.

Thomas H. Cozzolino
Thomas H. Cozzolino joined Majestic Realty in 1997 as vice president of real estate development. Since that time, he has identified and developed industrial, commercial and retail projects totaling more than 2 1/2 million-sq. ft. for the City of Industry-based developer. Previously, Mr. Cozzolino was director of real estate development at Crown Realty & Development in Newport Beach, California, and vice president of real estate development for Homebase in Irvine, California. A member of the Massachusetts Bar Association, he holds a law degree from Suffolk University Law School in Boston, Massachusetts, and a bachelor of arts degree from Holy Cross College in Worcester, Massachusetts.

Phillip C. Brown
Phillip C. Brown joined Majestic Realty Co. in September of 1998 as vice president of the retail development group. Phillip has been responsible for developments in both California and Oregon and continues to review new development opportunities for Majestic throughout the western states.

Prior to Majestic, Phillip’s real estate experience focused on retail development and leasing for Donahue Schriber (Newport Beach), SDC Development (Newport Beach), John Burnham & Co. (San Diego), and Evans Birmingham & Williamson (Dallas, Texas).

Mr. Brown is a 1984 graduate of Baylor University where he received his Bachelor of Business Administration in Finance, with a concentration in Real Estate.

He currently serves on the Board of Directors for Forest Home and is a past Deacon of St. Andrews Presbyterian Church in Newport Beach.

John H. Semcken, III
Since joining Majestic’s team seven years ago, John H. Semcken, III, was instrumental in the development of the $400 million Staples Center-home of the Los Angeles Lakers, Kings, Clippers, Sparks and Avengers. Since then John has concentrated on identifying new development opportunities for Majestic’s vast commercial real estate portfolio. He is actively pursuing airport related projects in the city and county of Los Angeles, Ontario, Palmdale, San Bernardino and Riverside counties.

John is the partner in charge of the renovation and repositioning of the Pacific Palms Conference Resort, a master lease from the City of Industry which has increased the revenues by nearly one third since he took over. John’s real estate experience centered around office development and leasing with the prominent Los Angeles firms Smith & Hricik Urban Development, Inc., Gerald Hines Interest and the Charles Dunn Company.

Mr. Semcken is a graduate of the United States Naval Academy where he received a Bachelor of Science degree in Aerospace Engineering. He graduated from the Navy Fighter Weapons School “TOPGUN” in June, 1983.
