Sunset Parkway Business Center - Las Vegas, NV
Two of Nevada’s best-known companies–Wynn Las Vegas and Mirage Resorts Inc.–have signed long-term leases at Majestic’s 80-acre Sunset Parkway Business Center. The final phase consisting of three buildings ~110,000, 120,000 & 133,000-sq. ft. ~ were completed in October 2006 and fully leased upon completion.
Wynn Las Vegas signed a 10-year lease for the entire 133,000-sq.-ft. building. The luxury hotel and destination casino operator will use the property to support development of the new Wynn casino, Encore, which will open on the site of the original Desert Inn.
Mirage Resorts Inc., signed a 10-year lease for all 110,000-sq.-ft. of the building. The property will support development of MGM-Mirage’s Project City Center, a multi-billion-dollar development featuring retail, dining, residential, gaming and resort components.
The 120,000-sq. ft. building was leased by three warehouse and distribution users: F. Rodgers Insulation, which supports local commercial and residential construction; Nth Degree, which constructs and houses exhibits and displays for conventions, and Fisk Electric, an electrical contractor for several high-profile Strip projects.
With space at a premium in the competitive Las Vegas marketplace, Sunset Parkway offers a prime location at the confluence of the I-15 and I-215 freeways, adjacent to McCarran International Airport. With easy access to the Strip and area convention facilities, the recently completed development attracted a wide variety of casino, gaming, convention and drayage tenants, in addition to companies that provide services within these industries.
