At Majestic Realty Co., we know how much our tenants value efficient supply chain management and operations. Every day we hear new buzzwords like “inventory in motion,” but we are also keenly aware that with rapid globalization comes supply chains that are longer and more complex. By focusing our efforts on providing our tenants with the best in logistics, location and flexibility, our goal is to insure they have the ability to capitalize on the dynamics of the changing marketplace.

“There is a gulf between the bright, shining supply chain we like to talk about and the reality in the 21st century,” stated Robin Lanier, executive director of the Waterfront Coalition, a trade group representing retailers, importers, and exporters.

At Majestic, we clearly understand the vital role our ports, rail corridors and highways play in our economy and for our businesses. Unfortunately, federal, state and local transportation spending consistently falls short of meeting the increased demands.

To address this alarming deficit, our teams are working diligently in Washington, D.C., and on the state and local levels. We hope to help raise the awareness of the importance of goods movement as we lobby for increased spending for infrastructure and transportation projects. Trying to give freight a face, we work with Mobility 21, Transportation California, and the Coalition of America’s Gateway and Trade Corridors as well as our national trade organizations.

Given the nature of our core business, we also spend a lot of time with logistics experts and transportation specialists trying to anticipate the challenges that our tenants face today. We understand that we must ask hard questions and push for solutions to achieve network optimization from a very fragmented supply chain.

Whether it’s working with the regional planning agencies on zoning and transportation issues; fighting to retain Prop. 42 dollars for California transportation spending; working with the ports for extended hours, a shuttle train or an inland agile port; lobbying for expanded highway and rail capacity; working with drayage firms for improved technology platforms; or helping our partners negotiate the maze of regulatory agencies affecting their businesses, the Majestic team is a strong advocate for efficient supply chains and goods movement.

This is reflected further in the design of our properties. Our state-of-the-art facilities are created to accommodate an ever-changing marketplace. We realize that business demands change and inventory requirements grow with increased demand. Furthermore, we know that many factors can affect system capacity and modes of arrival, from proximity to the ports or intermodal yards, to implementation of new technology, such as RFID.

Because supply chain requirements change, our marketing and development teams work with our tenants to complete detailed drayage studies to maximize the tenant’s opportunities and identify alternatives in multiple key distribution markets across the United States.
