Heating, Ventilation, and Air Conditioning

The Atrium Building air conditioning system includes four (4) variable air volume water cooled package units supplying air to office floors and two (2) units supplying the Atrium. The typical office floors have VAV terminal units with electric re-heat coils and DDC controls, connected to the main duct loop. Distribution downstream of the terminal units consists of a combination of metal and flexible fiberglass ducts to supply air grilles mounted in the ceiling system. Return air is drawn through return air grills and sound boots, into a return air plenum and through a central shaft to the roof-top mounted units. A microprocessor based DDC system with I/O modules, transmitters and actuators will form the basis of systems control. All AC units, exhaust fans, pumps, cooling towers, duct heaters, floor by floor duct loop pressure control and future self-contained VAV terminals will be controlled as one integral, energy optimized system.

Design Specifications
Supply air temperature control program will maintain a set point in supply duct riser with supply air, return air, representative space temperatures signals input into PID Loop, which will sequence economy cycle and refrigeration in accordance with reset schedule.

Maintenance
Preventative maintenance program and equipment history consisting of annual, semi-annual, quarterly and monthly maintenance.

Installed: Tele-Trol HVAC automation system, 1992.

Installed: Variable speed controls on power supply and power return on four (4) AC units, 1994.

Standard operating hours are Monday through Friday, 8:00 a.m. to 6:00 p.m., Saturday, 8:00 a.m. to 1:00 p.m. After hours HVAC is billed at a rate of FIFTY AND NO/100 DOLLARS ($50.00) per hour but are subject to change.

Supplementary cooling for computers and telecommunications equipment can be installed to address tenant’s specific requirements.™
